Once your home is under contract a home inspection is one of the most important steps to complete before closing. A home inspection is a service the buyer pays for and is for their benefit. A home inspection is a limited, non-invasive examination of the condition of a home. The inspector will then prepare and deliver to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.
Congrats! You are under contract, now the real fun starts! You will need to choose and schedule the home inspection as soon as possible. As always I am happy to answer questions and help in any way I can but I feel it is important for you to choose and hire the home inspector. Since I know you may not have a home inspector on speed dial I can recommend a few that have done a great job for my clients in the past. Typically you will schedule the home inspection so that the inspector shows up a few hours before you and does the inspection then does a "walk-through" with you at a scheduled time to show you what they found. I will do my best to be there but it is most important that you and the inspector coordinate a time and I will do my best to be there. You will want to get on scheduling this asap as many inspectors are booked a few weeks out. We need to make sure we have the physical report as well as any radon or other test results back so that we can get them our nspection notice before our deadline.
